What is the advantage of blogging:
1. Content is easily entered without knowledge of any special programming or HTML or design paging.
2. Search engines love the way they present fresh new content regularly
3. It is easy to update
4. The comments section makes it easy for visitors to interact with you and other visitors
5. The RSS feed function put out an update of your content as you place it, like a press release
6. Blogs can work with social networking sites like facebook and linkedin
The first thing to do is start writing about what interests you… If you’re not interested in what you’re writing, but just there to attract the search engine’s attention, then it will show and it will be very difficult to build a community.
With that said, I’m less fond of relying on just being an “interesting” person or blogger. My mother (who is pretty savvy in these sorts of things), turned me onto the idea that you need to be “interested” in other people as well. Figure out what interests the people in your community and develop a real interest in those areas.
It might seem contradictory that I start by saying “write what you are interested in”, and then follow up by saying “become interested in your community”. However, I’m pretty sure that when you find a topic that really resonates with your local community, you WILL become interested in this topic as well… There is nothing like positive feedback to keep you learning and posting on a particular topic.
I could go into specifics about what worked for me on building up the Rain City Guide community, but the specifics don’t matter. Write about the things that interest the community you wish to build and everything else will follow!

Rather than saying "are you working with another agent?" say are you committed to another agent. OR say "I assume because you are calling me that you are not working with another agent." Invite them into the office to look at MLS and find every home that fills their needs. Also put buyer consultation slides in power point on office intranet. Agenda for Monday, 5/19/08
Flyers and Brochures: This month, we focused on flyers and brochures with key elements being discussed: what software can be used, when to use a service and what to include and omit.
Publisher and Power Point are great programs for creating flyers for clients who are not high-end clients. These flyers require a decent amount of time on your part, but all they cost is the paper they are printed on. Once you create a flyer in these programs, use it as your template for future properties. You can give a long in depth description or use bullet points to accentuate the main features of the home. These easy flyers can be used for single family, condo and co-op alike and can be an opportunity to begin branding yourself. Use a low gloss paper for a better quality look.
Xpress Docs: If you have a high-end client, you may want to consider doing something a little more classy and better quality. Xpress Docs is an online brochure creator that allows you to add up to 10 pictures in a one page, double sided or folding brochure that will be delivered to you NEXT DAY! The quality is great and you have the option of a matte or high gloss finish. There are 4 different templates to choose from and each template consists of many different options. There are Postcards as well, in case you want to send out info to your farm about a listing in their neighborhood.
There are many other places you can locate flyer templates, like our office intranet! Under docs is a marketing folder where you will find 7 flyer templates to choose from! Anypresentations newsletter has a flyer creator. Some single property websites, such as Agency Logic also offer flyers and email flyers as part of the single propery website package. You can find flyer templates in Top Producer. VLS has an option for emailing and printing flyer of your properties from their site.
So, now you know where to go to begin creating your flyers. Post them wherever you can; use brochure boxes outside the home. Email them around to your sphere of influence. Leave them at the home for showings. Keep a stack for those who attend you open house. Use an old flyer at a listing appoitnment to demonstrate the kind of work you provide to your clients.
Most importantly, what do you include and what do you omit? Include enough info to get the customer interested enough to want to know more and SEE more. Entice them enough to set up an appointment with you to view the home. And if they don't like this particular propery, you've just given yourself the opportunity to gain a buyer client! It's that easy! don't put the price on your flyers. Not only will the flyer run the risk of having the wrong price due to a reduction (which will be an expensive loss if you used an outside service), but the customer be less inclined to contact you to get some more information. Turn those customers into clients and watch your business grow!
